Building Energy Certification

WHY DO BUSINESSES NEED CERTIFICATION?

By 6th January 2006, as per the new European Directive 2002/99 issued on 16/1/02 all businesses will be required to have their existing buildings certified in terms of energy efficiency. The Building Regulations are already planning to incorporate the new legislation in the UK this year.

In addition and as a result of the Kyoto Accord and the Government's commitment to reducing the UK's Carbon Emissions, by 2006 all non-domestic energy users will face penalties for not reaching energy benchmark consumptions. These penalties are part of the Carbon Trading model implemented by the government in 2000, part of which includes CCL.

It is a known fact that buyers and tenants of commercial properties are already aware of and ask about building certification. LSI is working with both energy providers and the Government in establishing suitable benchmarking processes to enable retail, commercial, public and industrial buildings to be surveyed and then measured against established benchmarks. This will enable, where applicable, energy certificates to be issued.

CERTIFICATE GRADING

GOLD Better than set benchmark criteria.
BENCHMARK Industry set standards for all types of buildings and energy usage.
SILVER Within 10% of benchmark with improvements in hand to meet benchmark within 6 months.
BRONZE Within 15% of benchmark with improvements in hand to meet benchmark within 12 months.

TARGET & MONITORING

Condition surveys of all M&E related plant to assess condition and potential life expectancy. Report on how property complies with requirements under statutory Health and Safety legislation.

SITE AUDIT (ENERGY)
The carrying out of a full detailed report on site wide energy usage, saving recommendations, payback period and capital costs contained in a full detailed report, projecting all likely activity on energy to the client over the following 5 years, subject to technology advances.

PPM TENDERING
Value for money and effective maintenance are paramount in the selection of any M&E contractor. We know that using our in-house expertise for tender issuing and analysis has resulted in a major reduction in cost and a vast improvement in maintenance standards for our clients.

CONTRACTOR MONITORING
Regular auditing of contractor performance and maintenance standards allows our clients to be comfortable in the knowledge that their client's assets are being maintained to the highest level and all Health and Safety issues are being met.

BUILDING ENERGY CERTIFICATION
LSI is playing a leading role in advising clients of the 2006 requirements for Building Energy Certification, carrying out the reports and monitoring the building performance according to regulations.
